A ductless mini-split fault needs more than an error-code lookup. Mora Home Services checks the reported code against the model instructions and measures the relevant controls, sensors, electrical supply and refrigerant conditions. We diagnose single-zone and multi-zone systems, including Daikin inverter equipment, and provide a written price before repair.

A ductless mini-split connects an outdoor unit to one or more indoor units through refrigerant piping. A multi-zone system shares outdoor equipment while serving separate indoor zones.
What Mini-Split Repair Covers
Mini-split repair covers electrical, control, drainage and refrigerant faults in single-zone and multi-zone systems. We test the equipment to find the cause of the reported problem.
A fault code or light pattern can direct attention to a circuit, sensor or communication problem, depending on the model. Reading it correctly directs the tests needed to confirm the cause. Mora Home Services checks the code against the specific model instructions and tests the system before recommending a repair.
What This Covers
Error code retrieval and interpretation on the indoor head and the outdoor unit
Communication faults between the indoor and outdoor units, including wiring and connection problems
Indoor blower wheel inspection and cleaning when buildup is affecting airflow or contributing to odor
Condensate drainage faults, including condensate pumps where fitted
Thermistor and sensor faults that cause a head to misread room temperature and behave oddly
Outdoor inverter board and compressor diagnosis
Refrigerant charge and piping inspection, including the condition of the flare connections
Multi-zone systems where one head fails and the others keep running
Signs Your Mini-Split Needs Service
The indoor unit is flashing a light pattern or showing a code on its display
One zone stopped working while the others are fine
Water dripping from the bottom of an indoor head, or a stain on the wall below it
A musty smell that needs the indoor coil, blower and drainage assessed
The head runs but output is weak compared with what it used to deliver
The outdoor unit runs briefly then shuts down and restarts
How We Handle a Ductless Call
We pull the code first
We read the fault information and compare it with the model instructions to choose the next tests.
We separate the head from the system
On a multi-zone system, whether one head is faulty or the outdoor unit is failing to serve it changes the entire repair. We establish that before going further.
We check the things installers get wrong
We check installation details such as flare connections, line set routing, drain slope, and undersized wiring. If that's what we find, we tell you plainly.
We repair and verify each affected zone
Every zone gets run and confirmed, not just the one that was reported.
Repair or Replacement?

What We Discuss
A serviceable fault in otherwise sound equipment
The repair, parts requirements and expected result.
A major component failure
Repair options, any applicable manufacturer coverage and replacement options.
Repeated faults or poor comfort
The cause, equipment condition and whether replacement would address it.
For a mini-split fault, we explain whether the findings concern one indoor unit or shared equipment.

Common Mini-Split Problems We See
The problems that bring most of our heating and cooling calls, in the words people use when they call. Each one starts with a paid diagnostic visit and a written price before any repair.
Mini-split blinking light or error code A blinking light or displayed code can indicate an operating condition, a protection or a fault, depending on the model. On some multi-zone systems, conflicting heating and cooling settings make an indoor unit wait. Note the code or blink pattern and the model so we can check the manufacturer instructions.
Mini-split dripping water A blocked drain, a failed condensate pump or icing. Stop using a leaking head and arrange service.
One zone not working, the others fine First check the requested modes: some multi-zone systems cannot heat one zone while cooling another. If the settings are compatible, we check the affected indoor unit, its controls and the shared outdoor system.
Mini-split not cooling like it used to A dirty blower wheel or coil, a low charge, or a sensor fault. We test before recommending a part.
Musty smell from the indoor unit Moisture or buildup in the unit can cause odors, but the source can also be elsewhere in the room. We inspect the filter, coil, blower and drainage before recommending cleaning or repair.
We provide mini-split repair in Germantown, Clarksburg, Boyds, Montgomery Village, Gaithersburg, Derwood, Darnestown, North Potomac, Rockville, Olney, Washington Grove, Travilah and Redland.
A blocked drain, failed pump where fitted, icing or another drainage problem can cause leakage. Stop using a leaking unit and arrange service. We check the source instead of assuming that the drain alone is responsible.
The meaning depends on the model and pattern; some lights indicate operating status rather than a fault. Note the pattern and equipment model. We use the manufacturer instructions and testing to establish what needs attention.
Yes. A local sensor, fan, wiring or drainage problem can affect one head. Shared controls or refrigerant distribution can also affect zones differently. We check both the indoor unit and the shared system.
Yes. Tell the office the equipment brand, model and symptoms. We diagnose ductless and inverter systems and explain the repair options, including parts requirements, before you approve the work.
