HVAC Maintenance in Upper Montgomery County

An HVAC maintenance visit checks equipment condition and records readings that can be compared over time. Mora Home Services checks the electrical components, airflow, drainage and heating or cooling operation appropriate to your system. We explain the findings and proposed work in writing. Maintenance can identify concerns, but it cannot predict every failure.

Understanding HVAC Maintenance

HVAC maintenance is periodic inspection, cleaning and testing of heating and cooling equipment. The equipment type and manufacturer instructions determine the checks and service interval.

What a Maintenance Visit Includes

A maintenance visit records electrical, temperature, airflow and refrigerant readings appropriate to the equipment. Gas-furnace checks include combustion readings.

We explain readings outside the specified range and other concerns found during the visit. An abnormal reading can guide a repair decision, but it does not predict when a part will fail.

What This Covers

  • Capacitor readings compared against the rated value and tolerance where the equipment uses them
  • Contactor inspection for pitting and burnt points
  • Operating current on applicable motors and the compressor, assessed against equipment data and conditions
  • Temperature split measured across the indoor coil
  • Static pressure readings on ducted equipment to help assess airflow restriction
  • Refrigerant checks appropriate to the equipment instructions, conditions and visit scope
  • Condensate drain flushing and float switch testing
  • Coil condition inspection, indoor and outdoor, with cleaning where it's needed
  • On gas equipment: burner condition, flame sensor, venting, and heat exchanger inspection
  • A written record of every reading, so next year's numbers mean something

When Maintenance Is Worth Scheduling

  • The system hasn't been looked at in more than a year
  • You just bought the home and have no history on the equipment
  • Energy bills have been climbing without a change in how you use the system
  • The system is keeping up but it runs noticeably longer than it used to
  • You want an equipment-condition assessment before planning a replacement
  • Before summer for cooling, and before winter for heating, not during the first hot or cold week

How a Maintenance Visit Runs

  1. We document the equipment condition

We document the initial condition and take readings when appropriate. Unsafe conditions or heavy restrictions may need correction before operating tests.

  2. We tell you what is drifting, not just what is broken

We explain readings outside the specified range and other observed concerns. Some failures occur without an advance warning.

  3. We separate what needs doing from what can wait

You get a clear split between what should be handled now and what to keep an eye on. Nothing gets done without your approval and a written quote first.

  4. You keep the numbers

The readings are written down and left with you. That record is what makes the next visit meaningful, and it's yours whether or not we come back.

Questions About HVAC Maintenance

The written scope follows the equipment in your home. Checks can include electrical components, airflow, temperatures, drainage and refrigerant conditions. Gas equipment also needs heating and combustion checks. We record what was measured and explain any recommended work.

Follow the equipment manufacturer instructions. A heating check before winter and a cooling check before summer are practical planning points for a system used in both seasons. We confirm the visit scope and service frequency with you when you book.

We explain worn parts, abnormal readings and concerns found during the visit. Some faults develop without a clear warning, so an inspection cannot predict every breakdown or establish exactly how much life a component has left.

We check the filter condition and suitability. Tell the office your filter type and size so replacement can be confirmed in the written scope. Specialty filters and other replacement items are not assumed to be included.
